Dublin City Council has granted partial approval to Sean Dunne's Mountbrook for the redevelopment of the Jurys/Berkeley Court site, in Ballsbridge, South Dublin.
The decision to grant planning permission includes the following:
However, in a split decision, permission was not granted for two of the eight buildings applied for:
- 37-storey tower
- Office block
Sean Dunne, Managing Director of Mountbrook, said that the decision will be appealed to An Bord Pleanála as Mountbrook believes that the tower is an integral element of the proposal and office space is an important part of a mixed-use development.
However, residential and embassy uses are permissible in lieu of offices, and are likely to replace the office building if offices are not allowed on appeal to An Bord Pleanála.
Mr. Dunne welcomed the decision to approve an 18-storey building on the site and added that the recent decision to grant a 15-storey building on the adjoining Veterinary College site clearly indicates a willingness to increase height/density in the city.
As a result of the planning decision, Mountbrook confirmed that the development will not commence until the two omitted buildings have been granted permission, either through An Bord Pleanála or Dublin City Council in a subsequent planning application.
Meanwhile, the two hotels on the Jurys/Berkeley Court site, now trading as D4 Hotels, will remain open to the public for the foreseeable future.
